For most people, their home is the biggest financial investment they make. Yet, many forgo the professional services of a buyer's real estate agent. They look for FSBO (For Sale by Owner) properties thinking they will save money on commissions. Or they think they will save money by using the seller's agent. Still, others make the biggest mistake of all... using a friend, relative or coworker who “moonlights” as a part time agent a few times a year.
The key to finding the right agent to work with when buying a home or condo in Saskatoon is professionalism, experience, and clear communication.
I recommend speaking with two to three agents before making your final selection.
A: As I full-time agent for 17 who represents both buyers and sellers, I see many buyers pay too much for their home, purchase a home in an area with declining values, or select a home that meets their needs today, but will not be suitable for their lifestyle in just a few short years. These mistakes (and many others) often happen when buyers work with an inexperienced agent, that may mean well, but frankly doesn’t have the time or experience to guide you through this complicated process.
A: While there is no right answer to this question, it is important you and your agent are clear about your expectations. Perhaps you need an agent that is available on Sundays or later in the evening. Do you need an update every few days or is once a week sufficient? Maybe you prefer text messages over phone calls or emails? Whatever your situation is, be sure to ask the agent about their style and availability and make sure there is a match.
A: Financing is one of the biggest variables in the home buying process. A great lender will walk you through all the steps necessary to assure you qualify for the most house possible, while still having payments within your budget. They will secure the best interest rates and terms. And knowing what you can afford will save time and stress as you search for properties.
A: Some agents promise to show you hundreds of homes for months on end to get your business. At first glance, this sounds appealing. But do you really want to look at hundreds of homes? Or would you prefer to work with someone like me, who will take the time to ask you the right questions, listen to your answers and show you only homes that are a good match?
A: The seller covers both agents fees, which are included in the cost of the home. Beware of agents offering a discounted fee as typically this arrangement benefits the seller rather than the buyer.
A: Yes, we can utilize a Buyers contract the time period would be what is comfortable for you.
Ultimately you want to choose the agent that best “fits” with your personality, communication style and offers you the highest degree of professionalism. If you believe we could be a good fit, I invite you to ask me these questions and more! Call me at 306-230-6808 or email me today.
